Architectural Design.
We provide a full architectural design service in support of our refurbishment, and project management skills. We are able to help clients of all types of buildings with their development, refurbishment and alterations.
These services encompass initial feasibility studies, development of a scheme with our clients, the preparation of plans and submissions to the Local Authority for Planning Permission and Building Regulations. CAD Drawings, Measured Surveys, Space Planning, Planning Permission Applications and Listed Building Consent Applications.
Building Surveying
Our business is built on the sound bedrock of traditional skills of a Building Surveyor. Building Surveyors are specialists in the use, alteration and maintenance of existing buildings and the services we offer include Feasibility Assessments, Measured Surveys, Building Design, Renovation, Planning Consents, Building Control, Building Specification, Contract Administration, Health and Safety Advice, Defect Diagnosis, Strategic Maintenance, Building Surveys, Party Wall Matters and CDM.
Project Management
Project management as a specialist discipline has come of age in business as much as in construction. Its objective is the delivery of reliable outcomes with limited resources against a background of constant change. Our Chartered Building Surveyors have the required expertise to take your project from inception through to completion on site within budget and on time.
With drawings produced on up-to-date AutoCAD software and detailed specifications, competitive tenders are able to be obtained to ensure that each project is achieved within budget and undertaken by building contractors with a proven track record. Where necessary, SJ Surveyors Ltd can recommend approved specialist consultants to provide additional services as may be required by each individual project.
Once works have started on site, SJ Surveyors Ltd able to provide regular site supervision to address any issues that may arise and to ensure that the standards of workmanship are maintained. Site inspections can be arranged on a frequency to suit the client's requirements.
We can also undertake interim valuations of the works in progress to ensure that stage payments to the contractor accurately reflect the progress of the works undertaken.
On completion of the works, we will undertake 'snagging' inspections to identify any minor defects in workmanship and thus ensure that the finished work meets the client's expectations.
The Party Wall etc. Act 1996
Primarily, the Act lays down the procedural compliance and requirements arising from any owner of land or buildings proposing to undertake building works that, by definition, affect the land or buildings of an adjoining owner. The principal categories of the building work is:
- works physically affecting the party wall between two properties;
- works physically or indirectly affecting an adjoining building;
- excavations and/or building works that could have an effect upon adjacent but remote properties.
The party proposing to carry out any works under these categories is termed "the Building Owner" who is required to give prior notice of his proposals to an adjoining leasehold and/or freehold property owner who is termed "the Adjoining Owner".
SJ surveyors Ltd specialize in Party Wall work and we can advise whether the proposed scheme falls under the Act, whether notice is required and prepare the relevant notices. We also act for adjoining owners who have received notice.
CDM Co-ordination
SJ Surveyors Ltd have extensive experience across the complete construction process, the Design and Management Co-ordinator (CDM-C) is recognised as the key project advisor to the client in respect of construction Health and Safety risk management matters.
At SJ Surveyors our CDM-C's are full members of the Association for Project Safety and the Royal Institution of Chartered Surveyors.
The appointed CDM-C will advise on the competency of the project team and adequacy of management arrangements, ensure statutory notifications are in place, ensure good co operation and co-ordination between project team members, identify all appropriate information and prepare the pre-construction information pack, advise the client on the suitability of the construction phase plan including welfare provisions and produce the Health and Safety File.
